Design Concept
This phase is all about us getting to know you, your home and what you’re hoping to achieve. By the end of this stage you’ll have a set of concept plans (including 3D images) and an estimate of what it will cost to make the changes to your home. This is the most important stage, so for the best outcome it shouldn’t be rushed and needs the input from an experienced renovation expert.

CONCEPT DESIGN QUOTATION
We – give you a quote to cover the development of a
concept design based on our previous discussions.
You – review the quote, understand the payment terms,
ask any further questions and sign the agreement.
SITE MEASURE
We – come back to your home to take measurements so we can start the design process.
You – provide access to your home.
CONCEPT DESIGN DEVELOPMENT
We – obtain and study the council’s property file, begin
‘building’ your existing home in our design software and
start assessing options to transform your home.
You – relax in the knowledge that the transformation of
your house has begun.
PRESENTATION AND AMENDMENTS CONCEPT
We – present you with the concept design and an
indication of the project costs (including fees for the
next phase of the design process).
You – meet with us to give feedback on the concept
design and ask any questions. Share the plans with
friends and family so you’re sure you’re happy – it can
be expensive and time consuming to make any large
changes further down the track.
All decision makers need to be at this presentation
so they can provide feedback.
We – make changes to your concept design (maximum of two revisions) that we were unable to do in the presentation meeting. You – keep us informed if any changes need to be made, so we can keep progressing the design development and sign off on the design when your required changes have been made.

APPROVAL TO MOVE TO BUILDING CONSENT
We – provide you with a quote to develop the final
concept design into working drawings for the building
and resource consent applications.

real. It’s an exciting time, but there’s still a lot

ASSIST
In the second stage we’ll obtain the necessary building and resource consents on your behalf and help you decide on all the fixtures and fittings for your project. By the end of this phase, you’ll have a full set of council consented working drawings, a detailed scope of works, specification of product and a fixed price for the renovation/remodel project.
DEVELOPMENT OF THE WORKING DRAWINGS
We – take the final concept design and decide whether we
need input from specialists like engineers or land surveyors.
It’s at this stage that we’re capturing the extensive design
details that will be unique to your renovated home.
You – will promptly review and approve quotes from any
necessary specialists so we stay on track.
RESOURCE AND BUILDING CONSENT APPLICATIONS
We – compile all the necessary information and forms
for the resource and building consent applications and
submit them on your behalf. We also liase directly with
council if they need any further information or detail.
You – sign any necessary council forms for the
submission and pay any council fees promptly.
DETERMINE THE SCOPE OF WORKS TO BE QUOTED
We – sit down with you, once the working drawings are in
the final stage of completion, to work through all aspects
of the project and identify the building work to be done
and what products need to be selected.
You – meet with us and begin thinking about the extent of
the work you would like done in the project, for example
– what level of finish do you want? Do you want the whole
house painted or just the altered areas? Are you going to
replace the flooring/carpet in the whole house?
PRODUCT SELECTION
We – help you choose the right products with a full interior
design service or a more casual approach that draws on
the knowledge of our team and supplier network.
You – begin making decisions on the product to be included
in your renovation project and ask any questions.
FIXED PRICE QUOTATION
We – pull together a comprehensive quotation, providing
you with a fixed price. Unless you (or the council) request
a change to the scope or add extra work, this price will not
change. Any change will always be priced up for your
approval.
You – take the time to read the scope and specification to
ensure it includes everything you are expecting to happen
and have installed into your home.
BUILDING CONTRACT AND GUARANTEE DOCUMENTS
We – provide you with a draft contract and guarantee
documents and a deposit invoice.
You – carefully read through the documents, ask any
questions, sign and return the paperwork. Pay your
deposit by the due date.
BUILD
This is the exciting stage! You can see your additional space taking shape after months of planning and preparation. At the end of this stage, you’ll be able to relax and enjoy your new home.

VARIATIONS AND PROGRESS CLAIM
We – will provide you with a price for your approval before
any additional work is undertaken. This would only happen
if some unexpected work was needed, or if you decide
you’d like to add to the project – an additional storage
cupboard or a skylight, for example. In the system, this
would be known as a variation or change order.
You – promptly review and approve the variation or change
order so as not to hold up the project.
We – invoice you every fortnight for a portion of the main contract price, based on the progress we’ve made on your project. Any changes or variations will also be included in the invoice. You – make any necessary inquiries and pay the invoice by the due date.

SNAG LIST AND FEEDBACK
We – welcome your feedback. We always strive to do our
best, but homes are built by humans, not robots or
machines, and sometimes we might not get it exactly right.
You – let us know of any issues as soon as they come up so
we have the opportunity to sort them out immediately.
We – do an inspection of the work when close to Practical Completion, to compile a list of any minor jobs still left to be done. We’ll schedule any subcontractors needed. You – join us for a walk-through with the Project Manager to discuss the snag list.

PRACTICAL COMPLETION AND CODE OF COMPLIANCE CERTIFICATE (CCC)
We – let you know when we have achieved practical
completion and send you the Practical Completion
certificates, along with our final invoice.
You – sign and return the Practical Completion certificates
and pay the final invoice by the due date.

MAINTENANCE SCHEDULE AND FINALISE GUARANTEE
